Attempt #2 = Success

Gylnoaks Drive (Front Elevation)

It has been some busy couple of days. I started a post last Friday but I couldn’t even keep my post current enough with all the updates that day. After getting back from Kansas City I deiced it was time to look at a few houses that I had ruled out before, either because of price or location. So I did my normal search, finding a list of about 4 homes to look at. The next morning I get an email from the parents saying there’s a house on the MLS to look at. Confused, since I just went through, I looked and I was sure this house was for sale before. Built in 2004 and listed for a very fair price, I decided to go take a look. In comparison to everything else I had seen, this was the one. Wednesday is when I got to look at it and that was actually the same day my agent did the preview. One of the home owners showed up to let her know the house was for sale because of a divorce and the price was negotiable (not really a smart move on their part). So I went back Thursday to make an offer and this is when the unprofessionalism of the selling agent started to shine. In his actual listing he had only the bedroom sizes listed and two of them were wrong. He listed the microwave as include even though it was not in the house. The sump pump was included, however the there is no sump pit so I have no clue where they would put the pump. The fridge was not included in the offer but was negotiable. The best news, the seller’s disclosure wasn’t available and he was out of town and could not fax or email the disclosure until the next day at the earliest… so, I couldn’t make my offer.

Glynoaks Drive (Living Room)

So interesting enough, my agent did some research and found out I was right. The house was listed over the winter for over $10,000 what they were asking now.  Kind of disappointing I couldn’t make my offer but we got the paper work all done and Friday as soon as she got the disclosure we’d get the offer in. I decided to see how negotiable the price was so my offer wasn’t that great but it gave me a lot of room to give. When I was at the house on Thursday though, another agent’s card was there so someone else had seen the house. Sure enough, Friday rolls around and the seller told my agent they were getting another offer. This means I’m competing now. Interesting enough, the sellers disclosure included the fridge and not the microwave. I’m not sure if this agent could tell the difference between a split level and a split foyer. His business email address was a Gmail account, I wasn’t impressed. After about 10 minutes of initial shock that there was another offer, that was when I begin to question whether there was another offer or if this was just some lame tactic this selling agent was pulling. I’ll never know the answer which may be a good thing. So, I had to adjust my offer by quite a bit because really you have to first beat out the other person and leave yourself room for seller negotiations. Luckily, my offer made the cut as long as I bumped the closing date up some.

So, keep your calendars open cause it is time to move again. August 13th is my closing date so I have three weekends to pick from in August to move. This time the moving will be followed by a BBQ at some point. It’ll be nice to be out of that little apartment and having a place to call home again. This house was built in 2004, so it is newer than my last one. It is one of the few that didn’t need paint outside that I looked at and the windows are maintenance free. The walls could all use some paint inside and the basement finish is very DIY but that’s sort of what I wanted. A pretty empty canvas so I could make this place my own. And finally… I can get my new TV and cable again. It’s going to take forever for August 13th to get here. I’ll probably try moving big stuff the weekend of August 23rd, so the keep the weekend open.

Did anyone else happen to notice gas went up 15 cents on Friday around here, then dropped back down 13 cents today? I saw the price of gas at the gas station catty-corner from me at work on Friday. I ran back here on Saturday to get gas when I saw the prices along Old Chenney. I was subject to the same 15 cent jump here. This morning, the gas was back down to almost the Friday price. Is it just me, or is hiking the price of gas you already paid for but are trying to keep with the current value just seems wrong. One other note, I made some changes to the website this weekend. I think I’m getting the gallery to the point where it will be usable for blog posts and as a normal gallery finally. I also added my Google Calendar that syncs with my Outlook. In case you wanted to know what was going on in my life. There is also a music link now. It just opens a flash player in a smaller window that streams music I use for MySpace. I tend to like having music going so I figured when I wanted some variety this would be the easiest solution. Enjoy.
